Initial Consultation & Proposal
Your journey begins with an initial consultation, which can take place via phone, Teams, or a site visit. During this meeting, we’ll discuss your ideas, review your site or property, and gather all relevant information. From this, we prepare a detailed fee proposal, outlining the scope, services, and next steps, so you know exactly what to expect.

Concept Design & Planning Preparation
Once appointed, we develop concept sketches based on the information gathered and refine them with you through one or two meetings, calls or emails. Once approved, we produce detailed digital drawings for planning submission and liaise with any required consultants, managing the application from start to finish.

Building Regulations & Technical Preparation
After planning approval, we produce building regulations drawings, which include detailed technical specifications. At this stage, we bring on board a structural engineer and energy assessor as needed, and submit the complete package to Building Control for approval. This ensures your project complies with all legal and safety requirements.

Tendering & On-Site Design Support
Once Building Control approval is obtained, we tender the project to carefully selected contractors. During construction, we provide an on-site design guardian role, overseeing the build to ensure the design intent is delivered, coordinating with contractors, and addressing any on-site decisions until the project is completed to your satisfaction.

How long does the whole project take from start to finish?
Every project is unique, and timelines depend on the size and complexity of the work. Typically:

Can I live in my house during the works?
Often yes. Extensions and loft conversions are usually manageable while living at home. Major internal renovations may require temporary relocation, and we’ll help you plan around this. We aim to minimise disruption, keeping your home comfortable while work is underway. Ultimately, this will also need discussion with the contractor/builder when the time comes.

Yes. We have three recommended contractors we can tender to, along with any others you choose. We guide you to find the right builder, running a competitive tender process and assessing quality, cost, and timing.
