Developing on a Plot of Land: Residential

Developing on a plot of land is a lengthy and multi-step process.

The particulars are dependent on what exactly you’re looking to build, today we will detail the process for those wanting to construct a single private residential new build home.

Step 1: Ownership and Feasibility

There are a few initial checks to do before buying the plot you want to develop. Information gathered at this first stage gives insight into the actual feasibility of the proposed build.

  1. Checking land ownership in the land registry to confirm who owns the land
  2. Check to see if you have ‘right of way’, meaning you can legally access the plot by car
  3. An initial site survey to assess and gather information of the physical site; soil, topography, drainage

Step 2: Pre-Application

Pre-application is recommended when applying to develop a plot of land with a new build dwelling. It is especially important in this case to gather as many specific details that would affect the design and build process.

  1. Find out about key access and design requirements that would affect proposal

Step 3: Design, Planning and Building Regulations

Step 4: Building Your Team, Site Preparation and Construction

Contractors, DIY project management, Design and Planning companies. There are a number of different routes you can take when it comes to getting the site ready, and beginning the construction phase.

If you’ve handled everything yourself up until this point, it’s time to start research on contractors and builders who can safely and expertly build your home. Often this includes appointing a lead contractor to over see the whole build, whilst also project managing the different players involved during the construction and completion phase.
