Adding a bathroom or converting an existing room is a relatively easy and simple addition to the home, as in most cases you do not need to obtain planning permission in order to start work due to Permitted Development.
These cases include:
- Proposed work, in this case adding an additional bathroom, is inside the existing house
- No plan on extending the structure of the house
- Work is not causing significant changes or alterations to the exterior of the the property
- Use of property does not change
- Refitting existing bathroom (changing bath/shower, moving replacing fixtures without significant structural or external works
However, despite not needing planning approval, any and all work must be done according to building regulations and conditions and will need official approval. This is to ensure the functional performance and safety standards of the build in met.
Building Regulations Standards:
- Drainage and Plumbing
- Ventilation (especially for plans without a window)
- Electrical Safety
- Structural Changes: especially if you’re converting a room
Permission mostly likely needed when proposed work:
- Extends the buildings existing perimeter
- Converts existing room or structure that had no bathroom previously; garage, loft, outbuilding, spare bedroom
- Your house is a Listed Property
- Changes to exterior which may affect appearance of surrounding neighbourhoods
